Most filter "programs" fall apart in the follow-through: the filters arrive, but nobody makes sure they actually get changed — in every unit, on schedule, with a record. Keptly was built to close that gap, by a team that knows both sides of it: how multifamily operations really run, and what neglected filters do on the maintenance floor.
Why we started Keptly
Keptly started with Connor's phone ringing at 2 AM.
For years, Connor worked maintenance in Florida apartment communities — the person residents call when the AC dies on the hottest night of the year. Summer after summer, he watched the same emergencies repeat: a compressor straining behind a filter nobody had changed in a year, an AC backed up and dead because a condensate drain line had clogged solid. Preventable — every single time.
The lease said residents would change their own filters. Almost none did. There was no system to make it happen, and no way to prove it ever got done — so it kept ending in after-hours calls, overtime, and repair bills nobody had budgeted for.
Roberta — Connor's wife — builds systems for a living. So together they built the thing they kept wishing existed — a program that quietly handles the whole job, gets residents to do their part, and hands property managers proof, unit by unit, without adding a thing to the team's plate.
What we do
Keptly delivers the right filter to every unit on a schedule, makes sure it gets changed, and documents every change — so property managers get real, defensible compliance they can show owners, insurers, and auditors. We also vacuum out the condensate drain lines before they clog — a blocked line is one of the most common ways an AC backs up and quits in a Florida summer — included, not an add-on. Run it fully managed (we supply the filters) or service-only (you keep your filter budget). Either way, the proof comes standard.

Who we are
Keptly is led by Roberta, founder and operator. Roberta builds the systems behind Keptly — the automations, processes, and documentation that turn "we'll handle it" into something that reliably gets done and proves itself.
The other half is Connor, co-founder — who spent years on the maintenance side of Florida multifamily, running filter changes, make-readies, and the after-hours emergencies that started this whole idea. He's why Keptly is built around what actually happens on the ground, not just what looks good on paper.
Together, that's the whole idea: the systems to make compliance reliable, and the frontline experience to make it real.
