Keptly was built to close that gap, by a team that knows both sides of it: how multifamily operations really run, and what neglected filters do on the maintenance floor.
Why we exist
Most filter "programs" are really just a case of filters and good intentions. The filters show up. Whether they actually get changed — on schedule, in every unit, with a record — is anyone's guess.
That gap is where the cost hides: the frozen coils, the after-hours overtime, the move-outs, and the compliance you can't prove when an owner or insurer asks. We've been on the wrong end of that gap. So we built the thing we wished existed — a filter program that actually closes it.
What we do
Keptly delivers the right filter to every unit on a schedule, makes sure it gets changed, and documents every change — so property managers get real, defensible compliance they can show owners, insurers, and auditors. You can run it fully managed (we supply the filters) or service-only (you keep your filter budget). Either way, the proof comes standard.

And the experience behind Keptly comes straight from the field. Our team includes people who've worked in multifamily maintenance — including maintenance supervisors who've spent years running filter changes, make-readies, and after-hours calls across Florida apartment communities.
